Business or the building?

Looks like a good corner location. Did the next door wingstop closed business as well? Could be ignorant landlord affecting businesses. Pawn shop/video not same kind of business with food... The building needs facelift probably to attract new tenant. Competition from new building across street.. What's average rent in the area?
