以下是Agent传过来的，Seller的第一手经验，贴在这，喜欢給后人一个参考。

She said they have always felt lucky if it was a break-even year for them. She said it's close 

to Volcano State Park, about 30 miles south of Hilo and a lovely setting, nicely appointed home for vacations.

 

The drawbacks of the house are it was built in the 1940's and is single wall construction and still has old-fashioned louvered windows which she say makes it a bit drafty. It has propane for heat source and that's pretty pricy right now. She said her propane bill is running $450/mo because propane is $6/gal. Electric is about $150. Cable $20

 

The property management company get one half of the fee. She said they all charge that and they've tried 3 different companies over the years. 

 

So you see how a break-even year might look pretty good........
