Beware of this which is a well-known topic in business law.  You are not 100% shielded from liabilities.  Better way to handle this is by getting enough insurance.

Real Estate rental is PASSIVE in nature, unless you are a full time real estate broker buying and selling houses.  Since you have AGI>$110K you don't get deductions.
