need more information

1) how much is the rent?  Make sure the income less debt payment is 3x of rent.

2) how is the rental history?  Any late payment, eviction?

3) how is the credit?  financially stable?

after positive answers of those questions, I would pick first one.  Do not like to have shared roommate inthe second case.
