请教前房东的遗留刁房客容易赶走吗？

看上一REO房， 地点不错住着房客, 但条件是“Please DO NOT DISTURB the occupant. Buyer will be responsible for obtaining possession of the property upon closing.”

请教各位大拿， 这是不是意味着前房东的房客很刁， 买后很难驱赶？ 这种房是不是不能碰？谢谢！
