maybe 1st one is good

repaint is not an issue, it is not expensive and can make the whole house looks like new.

1st one doesn't need to concern about tenant making noise and interrupted the family at 1st floor.  less connection, less headache.  otherwise, it is headache if the 1st floor family complain to you later on.
