2 units, which one to buy? Need your input, thanks

unit 1:

size: 946, no laundry room, has beautiful view, listing price $169,000

it was under contract, but came to the market again for the following reasons:

The buyer wanted a new HVAC. The unit on there is older, but operating fine. There was evidence in the W-I-C of a past leak from the unit above that is being patched and painted. 

unit 2:

size: 1050, has laundry room, view is bad, outside window is trafic road, listing price $162,000, heater and water boiler near the end of life time but still working fine

both are 2 beds condo in very good location.
