1. we have surplus near 300k from 2 fire claim, need to figure out how to spend it without paying tax. money sitting at construction company account, if we said we finish the project, we need to pay tax on the gain.

2. sweat equity from the new 40 unit complex we got from sheriff sale, comparable market value at 1.6mil, we have 902k in it.
