My property tax bill is 25% of my gross rent receipt. It's my largest expense. And my kids do not go to public school so I am not benefitting from my tax.
The worst thing is that, we have to pay property tax bill no matter what. If the property is vacant, we still have to pay property tax. Once I had one of my home completely burned down in early January. It took almost a year to rebuild. When I asked why I have to pay full property tax in that year, while for most of the time, the property worth really nothing. The tax appraiser said, we evaluate property on January 1. It was burned down in early January, so it was a good home on January 1. For the following year, the home was rebuilt already on January 1, so I do not get any tax relief on either year. What I can say? I can only blame the tenant who did not burn the house 2 weeks earlier!
