The family was living in an apartment. The apartment filed a case in the county court every 3-4 months. I asked the applicant what's going on. She told me that every time they were later, the apartment manager went to the court to file a case and sent them a notice to pay or quit. They paid the rent as soon as they got the notice and the case was dismissed everytime.  When their lease expired (becomes month-to-month), the apartment increased their rent significant (to kick them out) and they begged me to take them.

I don't thik you can kick them out if they pay as soon as you give them the notice to pay or quit. You have to wait till the lease expires.
