For this house it is no sweat to achieve 6~8% cap rate. However, I agree that I would not pay that Zillow price. Zillow always inflates the price for some reason. I would buy it ~300k.
Also, keep in mind, some of the benefits are intangible. Unless you run a biz like that of 田鼠,you can't just look at today's number only. I also agree one must have positive cash-flow. Future price appreciation is only bonus.
