cap rate depends on what the goal is.
1. Cash flow is the #1 I consider. Cash flow likes your daily breath, without breath, how can you survive in the long term?
2. general 6-8% cap rate is at least in San Diego area. Certainly I have 13% cap rate rental property also.
From craiglist I bet this rent is around 2300-2500. How can you make money pay 395K? I don't like this location, far away from downtown and some major job zone. This area more like retirement area.
I am glad my PhD hubby maintains all of our investment property, I am only behind him to support him.
