If you can afford to lose it then tell the bank

take it or leave it.  There are only 2 outcomes:

1. if there are multiple backup offers, bank can go with whoever is willing to pay $100k.

2. if you cannot afford to lose the deal, then take the counter offer, after all it is only $5k difference for a property.
