Your inflation adjusted performance for S&P includes dividends. But the chart for housing only reflects housing price performance after inflation. Rental income has to be included if you want to compare it against the S&P. No one investing in real estate will leave their properties empty. Rental income is an integral part of real estate investment. If you can make 5%-6% or even higher on rental income, the chart will look a lot different.
