give house to son

I have to pay the highest tax rate.  I am thinking to change all my rental houses to my son's name.  I have only one son. He is 17 now.  He will only need to pay the lowest tax rate. Is that a good idea?  how much it cost to do that?  Do I have to pay gift tax?
