I paid one short sale negotiation fee of $3000 last year

It all depends on the deal. I deducted $3000 from my sale price and agreed to pay the negotiator fee (Bank may not know about this, the listing agent handled it). You add the $5000 to see if you still want the deal (at least this $5000 won't need pay property tax every year)
