If you don't intend to demand her to fix it. Simply tell her that in writing. I am sure she will change her mind.

 

In your lease, you should add that tenant needs to report problem ASAP. Demage caused by delay of reporting will cost tenant money. Show them this line when they signed the lease.


Also each repairing visit, tenant should pay $50-60.
