For me, I just think about a price which I feel comfortable no matter which situation it is.
Then I waiting for the reult, if I get it, then move on to inspection, close, and ....
If not get it, then forget it, keep hunting for next one....
at your situation, even 420k still is a deal, if you think it is a deal, then why you care others..
It is very pos*****le, one month or one year after you close, you find out that you neighbor put a for sale sign in front of his yard, and only ask for 200k.That still is ok.
