Dec & Year end Rent Update, Collected 89.9% in Dec, WORST MONTH in 2010, 6 vacant as of 12/31/09.

Total rent collected for the year at 96.9%, compare to 94.6% in 2009, 98% in 2008, 97% in 2007.

The local job market is definitely improving, unemployment rate is now under 9%, 1-2 bedroom units become high demand, we are able to increase rent 5% as units become available during the last 6 month in 2010.

In June of 2010, we had a big fire in the apartment complex, total burn down, we settle with the insurance and the building should be reopen in about 6 more weeks.

The last 2 years, we been in the surviving mode, preserve cash is the only goal, we did not expand our portfolio, only added 1 house in 2009, and none in 2010, but looking forward to 2011, we are hoping we can add some more units, I think our set up now, can easily handle another 50 units without any additional help..
