I didn't have this problem because

my houses barely need any repair (maybe 1-2 times per year?).  Knock the wood.  And I have repair deductable for $100 so it almost covers my cost if it is a minor fix.  But again my rentals probably don't make as much profit as yours and I hardly have a loan.
