我也碰到过这样的case:
正确的做法是:

1. If lender hasn't seen the termite report, revised offer, reduce price $6000 (or whatever both parties argeed upon) and take property AS-IS (Don't let lender know anything);

2. Let seller 杀白蚁 and deduct payment from the sale price in escrow. So seller no need to pay the money of out pocket now. But you have to buy this property if nothing else. Otherwise, seller will waste this money if it can't be sold.

Is lender PF?
