Basically for investment duplex, the lender will charge 2.75 points(1.75 for rental, 1 for duplex), the lender has to increase the rate to pay those 2.75 points for you.

Your rate is a little bit high, but in mid-west that's rate when no competition, or when no other lenders want to do investment loans.
