does this mortgage sound alright?

for an investment duplex house, listing price $150,000, in a midwestern city.

25% down, rate 5.625%, 0 point, $3500 closing fees.

some banks here do not offer mortgage for investment property. this is the only quote i got. my credit score is 800+.

does that rate sound alright? Or can someone give me a better one?
