I had the exactly same problem as LZ and had to replace all carp

The property is managed by PM. The tenant called PM friday night and PM called the cleaning company on Sat. Before I knew it, the carpet/pad were cut and floor was blow dry. PM said it was an emergency so action was taken before notifying me. I had to replace all the carpets, as well as paying a lot to the cleaning company for blowing dry the floor.

So I have a few questions:
1. If I just shampoo and dry the carpet with bleach, will the floor get dry too? Would the floor get mold ?

2. Can tenant sue me because I didn't cut the dirty carpet? PM said it was dangerous. Tenant can sue me due to bacteria in sewage.
