Thank you very much for the suggestion. He made late payment until 15th for the past couple of months, I haven't charged him fee yet, The lease is 2 years, I wonder if I can reduce the lease term to 1 year if he refuses to pay the late fee and pet fee as long as he still pay the rent. Thanks!
