Agree! a 10% from Va_landlord is a good deal for many people

As a passive investor, you do nothing and get a good return, that is the bottom line. Don't worry how much Va-landlord gets. It is much better to put them in your bank If you do it yourself, many people won't get 10% return yet they still have to deal with contractors, tenant, evictions, repairment etc. Any deal has risk. A no risk one is FDIC-insured bank deposit that may lost value due to inflation and give you very low interest (maybe 2.5% for some credit union).
