I mainly invest in my local area that I know the market very well. I also only invest in smaller projects so I can flip it quickly to avoid more exposure to possible loss.
I usually buy at below 70% of the market, fix it to the top of the line, and then sell it on the MLS. By this time, I have made very decent profit on each transaction.
When I get a private loan, we have to sign the agreement at a public notary with very detailed items on how and when the fund should be returned, what the lender can do to recover his/her loss with my commission or properties.
