1) you need to calculate the debt and income ratio. The debt also includes $1850 (rent) + $3000 (mortgage debt), etc.
2) you may pay credit report check if you finally don't accept them, but this will give you better picture on things such as their spending habits,debt payment history, or any pending collections that they may not disclose to you, etc.
