the 50k includes rehab fees. Most case I need to do some rehab/renovtion.

Fortunately, I just got 2 in the past 2 month at 11k and 15k, both of them are good,
Sell at 100k is difficult, that's I said many times, under current situation, people don't have downpayment, plus bad credit prohits them from borrowing. I tried to sell at 100k but failed, i'm ok to sell it at 100k, but market doesn't coorperate.

if sell, I think I should get 70k, what leaves me very few money, plus I have to pay profit tax for flipping.

Now using land contract, I defer the tax, and earn big interest too.
