All the charges are legit. But some are the options. If you find a good and not greety loan officer, you can get some of these off or decreased.

All three above can be adjusted or absorted by your loan officer. Most of the time you will see one or two there. But if you get the good rate, your loan officer may charge all or even more. (there are more these kinds of charges.) Basically they are not bad.

This means that your loan officer got the money you paid. Depending on your rate, this could be a good buy.
