The margin is really thin here.

1. Your maintenance is pretty low,
2. not included is insurance (HOA insurance probably only covers structure. If anything happens to your inside such as drywall, appliance, you're on your own)
3. Only interest is paid for HELOC, no principle. When HELOC is due, how would you pay for that?
