I like to thank 古石 for his information for rental re-finance with Fremont Bank. This saved me about $2500 closing fee.

I just closed my rental cash out re-finace with Fremont Bank today at 4.875% 15 year fixed. No fee, no closing cost loan. The whole process is smooth and took about 5 weeks. The only risk is that you will be out of $400 apprisal fee if your loan did not get approved. The fee is refunded once the loan is approved.

Lots of loan brokers do not do small loans. I called couple of Chinese Agents. They quote me the same rate but with closing fee of $2500.
