with local lenders like credit unions to get portfolio loans.  You don't have to satisfy Mannie Mae or Freddie Mac guidelines.  Furthermore, if it applies, you can get commercial loans as well.   The lender will keep those loans on its books.   That relationship is very critical to your business, especially during hairy times.
