The reason is land contract didn't transfer the deed. while seller financing does.

If you take less down payment,buyer will be easily walk away if the house value drop.

For the buyer, in order to protect yourself, you MUST record the contract to generate a lien on the property. Otherwise you paid the down payment but no title. It is not safe.
