A guy I know sold a 60K house with 10K option fee

A guy I know sold a 60K house with 10K option fee to a couple through rent-to-own. A few month later the guy got injured and can't work. So they stopped paying rent for over a year. The last thing I know the seller is trying to evict them. At least the seller had the 10K to work with.
