It is most likely not a problem.

From what you said, it seems that your house is situated on a hill. A 6-7 degree slope is so steep that any water would probably quickly drain away from your house down the hill. I would also trust what the owner said about not having to install the sump pump. I just can't imagin how anyone could make it up.
