there are cirtification websites for realtors and brokers. go to realtor dot com and familiar yourself with those terms. try market conditions and go to some agent website and you will know what i am talking about.

find one in the those cirt. website and browse their qualifications. you would want a senior broker in the community that you are interested. make sure he or she is honest.
