Find a reputable title company.

One case I encountered. The prior owner's title company never filed with the mortgage company to release the lien after closing. The title company was out of business, so was the mortagage company. Now the title became uninsurable since it still had a lien of the old mortgage company. No one wants to buy it unless you know some good title attorney and are willing to spend money and time to sort out.

Very rare case, but it could happen.
