I got this experience from my bad tenants as well

bounced twice, and 4 months they always late payment, even no payment.

I am sending them the 3rd time about 3 days notice for pay or quit last week, they just do not come out to pick up mail and my process server still work hard to make that deliver done.. and I am waiting for the result..

Last time I file at court, but my lawyer said my 3 days notice had problem and so I restart my case this time.

In case they won't pay after 3 days notice, I would file again at court. Doesn't matter if they would send check or not, I need to evict them out from my house.

For this kind of no-credit people, don't trust them even a little bit. Finish your job case at court and just keep that check till judgement done, then know they own your money or not, and then decide what you can do...
