haha, have I done it? NO, the banks locally knows me too well, I can only get investment loans, so my mortgage interest rates are vary from 6.75 to 7.95, I don't mind paying that as long as the bank willing to lend and I can still have positive cash flow.

have I seen it done before? many many times, most all the small landlord I know or know of, done it to start with, have I seen any loans got recall? NO, not one case in my 20 years of RE life, but is that mean it will never happen? I never said that. if anyone know such a case, I would sure like to know.

and let me make one thing clear, I never encourage anything here, if you ever read my previous posts, I don't even encourage people going in the rental business at all.
