Thanks a lot for the reply.

The hu*****and owns a trucking company, he sub-release the truck from a large company (income approval from the parent company), the wife works at Standford hospital with $22/hour (W-2 provided).

Their house just went through short sale (they own it since 2004). Totally, the family owns about 630K, including home loan and equity credit line ;-)

It is the best I can get it from east San Jose, is it OK to ask two month deposits ? You know it is tough to find a good tenant right now in SF bayarea.
