淹房子的事更新。也听听大家觉得怎么处理好。

先说说背景。这户人家已租住了5年多，估计还会住上10年，直到小孩高中毕业。他们自己也做一些庭院升级。是好房客，但收入有限，我不希望升级房屋但涨他们的房租。

跑路的那位还没把他挖出来。我也不好去追问两位推荐他的realtors，大家都是想帮忙。我的realtor是看我太忙（主要是那几天新房该closing了，急需处理一堆事），才主动帮我承担了这修马桶的事，结果，偏生出了事。我追得紧想必也会给她造成心理压力。

我拿到的两个报价如下，第一个是修马桶外加把泡过水的地板全换了。第二个是把淹水已经损坏的地板换了，不严重的将就着用。若选择第二个，我自己掏腰包，这事就算过去了，大家觉得怎么处理好？

•Install new LVP flooring in Living room, kitchen, hallways and 3 bedrooms. Bathrooms will remain tile.
•Install new quarter round where new LVP in installed.
•New toilet installed and properly set

1. Replace toilet with a new/taller model = $498.00 (labor and materials) 
    
2. Remove damaged flooring in hallway between bedrooms. Install LVP flooring in child's bedroom (12 x 12ft) and install LVP flooring in hallway between bedrooms (8 x 4ft) = $2,998.00 (labor and materials) 
   1. New flooring will be LVP material chosen by contractor
