座标：南加。房子所在的区：一般。Porperty Type: Duplex. Garage Type: Detached 3 car garage. Square Footage: 710 sqft. 

Estimated Cost: 100K-140K. Estimated Rental Income: $1800/m. Estimated construction time: 3 months. Estimated Preparation Time (drawing, permit etc.): 4-6 months.

目前ADU的审批手续比较简便，拿Permit改建后，算入建筑面积，会提升房子的Value，并且rental income cash flow会大幅提高，至于投入的建筑费用，可以在拿到CO后3-6个月后做Cash-out Refi把钱掏出来。当然，投入与产出是否划算，要考虑当前的market value，还要考虑自己cash flow的实际情况。
