座标:南加。房子所在的区:一般。Porperty Type: Duplex. Garage Type: Detached 3 car garage. Square Footage: 710 sqft. 

Estimated Cost: 100K-140K. Estimated Rental Income: $1800/m. Estimated construction time: 3 months. Estimated Preparation Time (drawing, permit etc.): 4-6 months.

目前ADU的审批手续比较简便,拿Permit改建后,算入建筑面积,会提升房子的Value,并且rental income cash flow会大幅提高,至于投入的建筑费用,可以在拿到CO后3-6个月后做Cash-out Refi把钱掏出来。当然,投入与产出是否划算,要考虑当前的market value,还要考虑自己cash flow的实际情况。
