lien 的特点是，不取消不能过户。

因为卖主一般要给买主一个general or special warranty deed, 保证title clean。

General warranty deed 一般是房主给买家，保证从前和现在的title都干净。

special warranty deed 一般是银行给拍卖买主，只保证现在的title干净。

你要房子带着lien过户，人家只能给你quitclaim deed，什么也不保证，估计这个你也不会同意。
