In general, Class A and B apartments have higher vacancy

rate due to an over-supply of new constructions. Class C & D apartments are more stable. 

The sluggish residential leasing market has resulted from a challenging affordability. Income growth has not caught up w inflation, especially for low to medium income-earners.
