请教各位大侠，关于投资房 (updated with new findings)

现有两单位的townhouse，都分别出租，月租￥2100 total ($1100+$1000),

need 房东包utility, 要价12.5万，老房子，不是好区，比新泽西的纽瓦克犯罪率好一点儿，

请教各位大狭，这个投资值得吗？除了未来维修费高，还有什么注意事项呢?

不知道全年的utility费用是多少？怎么查呢？

请不吝赐教！

Last year annual property tax: 2400

Last 12-months Gas + Electric + Water total cost: $8604

Existing Lease: month-by-month.

Current Market Rent: 2100/month.

There's a middle school right cross the street. (pros and cons)

Don't know the annual repair cost yet.
