What if I were the winner in (j), but the house had been foreclosed by 2nd lien or even HOA, would I be obligate for the first lien, or/and other sr.loan? You mentioned in another post, you solved this by law? (what type of court you need to go? and what law is related?) In this type od case, how much do you lost? 10% of the sales + layer's fee? Would you like to introduce more about that? What's the most risk thing in (j)?
