请教大家，这个怎么样？

在卖一套学区房，1994年的，换了地板刷了墙，挂了个一般价格（比去年同月低了10%），挂出去六个小时收到了第一个offer。买家加价了2%。

agent这么跟我们写的“40K in Due Diligence and no DD period! The Due Diligence money is a check and electronic wire that you cash right away and it is non refundable. Since there is no DD period, the buyer is likely not planning to ask for any financial concessions.” 

#1这个DD费没有period，是不是指就算他们做inspection有问题也不能收回他们的DD费？

#2她没有设earnest money deposit，准备付20%downplay，30年fixed。如果她贷款下不来，是不是她的DD费也归我们了？如果真这样发生，有点吃不消拿啊。

#3 offer letter 里提到6/7号她就能close,也就是说再过一个月。有这么快的贷款吗？中介说buyer找的是本地的贷款公司和本地的律师。
