多谢va_landlord。下面还有几个问题：

1) What if the current owner is late on submitting rents, even though the rest may have done so at their arranged time frame to him/her. Since he/she is bound to the rental contract, what recommended actions can I take?

2) Do I need to purchase anything to relieve myself from any liability of tenant unexpected impairment or injuries in the property, such as fall off stairs due to slippery hardwood stair surface, etc.?
