请教：去年买投资房时， 买房时的inspection fee, appraisal fee, 贷款时的closing

Closing costs, 是否可以在报2022年税时进行deduct? 谢谢！

另外自住房的所有维修费用，不可以deduct，因为没有出租收入，对吗？谢谢！
